Building 203 Lab Renovations

CSEI provided MEP services to assisting the architect in enhancing the functionality, efficiency, and safety of this existing lab. Key upgrades included replacing existing fan coil units with new units equipped with DDC controls to regulate temperatures and enhance lab exhaust for room pressurization.
New supply, return, and exhaust ductwork was installed throughout the renovated areas, integrating new diffusers and grilles to align with the architectural layout. We extended existing domestic water, sanitary, and vent piping to accommodate new plumbing fixtures in the laboratory spaces.
Additionally, we installed air, gas, and vacuum piping as needed for the new laboratory functions. Electrical upgrades involved reusing existing panels to supply power to renovated areas, with new conduit and conductors installed to support laboratory workstations and equipment.
To meet Florida Building Code, Energy Conservation (FBCEC) standards, we integrated new LED lighting and controls for the laboratory, ensuring compliance and energy efficiency. Egress lighting was powered by battery packs to eliminate the need for a new generator system, while emergency standby power was supplied from the existing panel to support critical equipment.
